Application Guidlines

Thank you for considering our property for your New Home!

We follow all fair housing laws.
We follow 2 people per bedroom plus 1. For example: 5 people max allowed in a 2 bedroom.
We require verifiable income of 2.5 times the amount of rent: NET. Include copies of most recent 3 month paycheck stubs and/or bank statements.
No evictions-No bankruptcies-No exceptions.
Late payment history and/or a negative report from your current landlord may have a negative effect on whether your rental application will be approved.
Any prior felonies against person or property will be grounds for denial.
All persons 18 years and older who will reside in the apartment must complete an application for review.
Application processing fee is 35$ per person. This fee is non-refundable. it is an estimate of the actual out of pocket expense to be incurred while verifying and qualifying the submitted application.

By singing this form below, applicant agree that L&K Properties Inc may charge an application screening fee ot qualify him/her as a prospective resident.

No Applicaiton will be accepted or processed without the following:

-Completed application to rent.

-Proof of Income.

-Application Fee.

Confirmation and Payment

The application hereby applies to rent/lease the above selected apartment and upon owner's approval agrees to enter into a Rental Agreement and/or Lease and pay all rent and security deposits required before occupancy.

An application fee of 35$ is hereby submitted for the cost of processing this application, to obtain credit history and other background information.

Applicant represents that all information given on this application is true and correct.

Applicant hereby authorizes verification of all references and facts, including but not limited to current and previous landlords and employers, and personal references.

Applicant hereby authorizes owner/agent to obtain Unlawful Detainer, Credit Reports, Tele-checks, and/or criminal background reports.

Applicant agrees to furnish additional credit and/or personal references upon request.

Applicant understands that incomplete or incorrect information provided in the application may cause a delay in processing which may result in denial or tenancy. In the event that a material misstatement or is representation is discovered after applicant is accepted as a resident, and whether or not a Lease or Month to Month Rental Agreement is executed, Owner may, at Owner's sole discretion, deem such misstatement or misrepresentation to be a material and non-curable breach of any subsequent Lease or Month to Month Rental Agreement and grounds for rescission of the contact and immediate eviction.
